Has your HOME had a tune up? Ironically, as large of an investment as a house is, it is maintained far less frequently than the family car, even though a house costs 10 to 20 times more. Unlike cars, homes rarely ever receive a "tune-up". Instead, problems are only addressed after something breaks or after damage to its structure and systems has become so severe that you are forced to make repairs. Very little consideration is given to the fact that, if found early on, home-related problems can be addressed or repaired before those problems become so large that they cause a financial strain. But how do you know something is wrong with your home to begin with? Just as a 60,000-mile tune-up can help you identify and prevent problems with your automobile, the only way you will be able to identify and prevent existing or potential problems with your home is to inspect it. The main reason homeowners don't get their homes periodically inspected is simply because they aren't aware that the service is available. Home Maintenance Inspections have always been available, but they simply aren't marketed by real estate agents or most professional home inspection services. There are two reasons for this… ¨ Home-buyers have been lead to believe that the only time they should be concerned about the state of their property is when the initial financial transaction is occurring (the initial purchase). This is a bit deceiving because every month you own your home; you are engaged in making a financial transaction. You make a mortgage payment, right? You pay utility bills, right? So if you are going to make these payments every month, wouldn't you want to make sure you know what you are paying for? ¨ Many homeowners do not get a home inspection because they think that the home inspector will find thousands-of-dollars of damage that would cause a financial strain if fixed. But regardless of what the home inspector finds, you should know the condition of your home. The home inspector cannot force you to fix anything, nor can he condemn your property. This is not a "pass or fail" test. Most homeowners are pleasantly surprised when they discover that a home inspection finds the kind of damage that can often be repaired for only a few dollars rather than NOT knowing and letting it turn into a repair costing hundreds or thousands of dollars. After the home inspection is complete, you will get a detailed report of the evaluation to keep for your records. You, the homeowner, can then take that information and do what you feel is best for your home, family and financial situation.
Having your home inspected every few years will help … *Avoid expensive emergency repairs: Contractor fees rise in proportion to the urgency and the hour of the service call. *Save money and aggravation: Repairs planned for completion during off-peak times are less expensive and stressful. *Minimize homeowner insurance premiums: Correcting deficiencies before they represent an insurance claim will keep premiums reasonable. *Eliminate costly consequential damage: When major home components fail, the damage to home interiors and furnishings can be substantial. Some common elements every homeowner should include on a regular maintenance checklist are: · grading and drainage around the foundation · deteriorating/damaged siding · loose, damaged, or missing roofing and flashings · gutters and leaders · weather-stripping and seals on all windows and doors · Insulating water lines that are subject to freezing · condition of the water heater · ventilation openings (for nests, blockage, etc)
Maintenance Inspections include: Exterior: Roof, chimneys, gutters & downspouts, siding, exposed foundation walls, garage door openers & sensors, driveways & sidewalks, porches, decks, doors, windows, grading, Interior: Heating/cooling system, basement foundation, drainage sump pumps, main shut off valves, plumbing fixtures & faucets, electrical service line and meter box, water penetration & foundation movement, main disconnect and service amperage, electrical panels, breakers & fuses, fireplace doors & dampers, Insulation and ventilation, grounding & bonding, GFCI’s & AFCI’s. Other: additional items can be inspected for an additional charge. Based on various facts such as weather, normal wear and tear, and the planned deterioration of construction materials and mechanical systems, I recommend that you schedule a home inspection every two to three years during the lifetime of residency in your home.
