The Inspection
A home inspection is a thorough visual examination of the home. From the foundation to the roof, inside and out, all of the major systems in the home are evaluated. All issues observed in the home are documented in a detailed computer generated narrative style report with digital photos of the most significant concerns. A picture is worth a thousand words and I will take as many as needed to detail the condition of the property.
A Full Inspection includes evaluating the following:
- Roof, vents, flashings and trim
- Gutters and downspouts
- Skylights, chimney and other roof penetrations
- Decks, stoops, porches, walkways and railings
- Eaves, soffit and fascia
- Grading and drainage
- Basement, foundation and crawlspace
- Water penetration and foundation movements
- Heating systems
- Cooling systems
- Main water shut off valves
- Water heating systems
- Interior plumbing fixtures and faucets
- Drain tile sump pumps with accessible floats
- Electrical service line and meter box
- Main disconnect and service amperage
- Electrical panels, breakers and fuses
- Grounding and bonding
- GFCI outlets
- Fireplace damper door and hearth
- Insulation and ventilation
- Garage doors, safety sensors and openers
- And much more...
There will be a Pre-Inspection Agreement sent to you via your email that you will need to sign electronically and send back.
Payment for the inspection should be brought to the inspection. Personal checks, cash or credit cards are accepted.
The inspection is a visual evaluation of the home and home's systems on the day of the inspection and is not technically exhaustive. The inspection report should not be considered as a warranty. Equipment can and will break down in time. There is no assurance expressed or implied that the equipment will not fail in the future. Home inspectors cannot see through walls, floors, and foundations. We cannot inspect areas or items that are inaccessible to us. It is an inspection of areas and items that can be seen. A home inspection does not detect every flaw.
